Enterprise is the unincorporated town in the southwest Las Vegas Valley, west of Henderson across I-15. It takes in Southern Highlands, Mountain’s Edge, Rhodes Ranch and much of Silverado Ranch, and it grew almost entirely from the late 1990s on, mostly as two-story stucco homes with concrete tile roofs in HOA communities.
Homes that are now 15 to 25 years old are at the age when original water heaters, supply lines and roof underlayment start to fail, which is where most water damage calls here start.
What causes water damage in Enterprise
- Upstairs laundry and bathroom leaks. In two-story homes, a burst washer hose or toilet supply upstairs sends water through the ceiling below. Close the main shutoff and turn off the breaker for any wet ceiling fixture.
- Attic AC condensate. Many homes have an air handler in the attic. A clogged condensate line or cracked pan shows up as a ceiling stain, often in summer.
- Tile roof underlayment. Concrete tiles last a long time, but the underlayment beneath them wears out. Monsoon rain can then get through to the attic and ceilings.
- Water heaters in garages. Hard water fills tanks with sediment, and an original tank near the end of its life can fail without warning.
- Monsoon runoff. Storms send water off the Spring Mountains side of the valley toward streets and low lots. Rising surface water is a flood loss, which most homeowners policies exclude.
Permits and utilities in Enterprise
Enterprise is unincorporated, so permits for rebuild work go through the Clark County Department of Building & Fire Prevention, not the City of Las Vegas or Henderson. Ask the provider who will pull any permit that is needed.
Water service in most of Enterprise comes from the Las Vegas Valley Water District. If you are in an HOA, check whether the association or its insurer handles exterior and common-area damage.

Enterprise water damage FAQ
Which Enterprise ZIP codes are listed?
ZIPs 89139, 89141, 89178, 89179 and 89183 are listed for water damage, fire and smoke, mold and biohazard referrals in the partner directory. Mailing ZIPs cross community lines, so confirm your exact address on the call.
Water is coming through my ceiling after a storm. What should I do first?
Move belongings away, catch the drip, turn off the light circuit if the ceiling is wet and take photos. Then call to be connected with a provider who can find the source and dry the attic and ceiling.
Does my HOA or my homeowners policy cover the damage?
It depends on your CC&Rs and where the water came from. Interior damage usually falls on your own policy; roof and exterior damage may fall on the HOA in some attached-home communities. Check both before work starts.
Who handles building permits in Enterprise?
The Clark County Department of Building & Fire Prevention, because Enterprise is unincorporated.
Are you an Enterprise restoration company?
No. Henderson Water Damage Pros is a referral service. Calls are connected to independent providers who set their own pricing and scheduling.
