Green Valley was Henderson's first big master-planned community. Building started in the late 1970s and continued in phases through the 1990s and 2000s, spreading south from Sunset Road toward Horizon Ridge and the Green Valley Ranch area. That long build-out means the neighborhood has a wide mix of home ages, and water problems tend to follow age.
What we hear about from Green Valley homeowners
- Slab leaks in older copper lines. Homes from the 1980s and early 1990s are now at the age where pinhole leaks in under-slab copper are common, especially hot-water lines.
- Original water heaters and supply lines. Hard water is tough on tanks and fittings. Many homes are on their second or third water heater, often in the garage.
- Sewer laterals and mature landscaping. Established streets with mature trees can see root intrusion in older sewer lines.
- Townhome and condo shared-wall leaks. A leak in one unit often reaches the neighbor, which brings in the HOA and two insurers.
If you live in a Green Valley HOA community, check your CC&Rs and your HOA's master policy. Exterior or common-element leaks may be the association's responsibility, while interior damage usually falls on your own policy.
